Beautiful Provencal villa (sleeps 6), fully air-conditioned, at the gateway to the Ardèche, large enclosed garden planted with trees and not overlooked, with breathtaking views over the calm, relaxing countryside. Secure pool area with pool house and landscaped beach.
Provencal VILLA 115m² on one level, all comforts, on private wooded grounds of 1500 m² with 180° hillside view, calm and rest assured, not overlooked, comprising :

- A large 55 m² common room with equipped kitchen, dining area and living room,
- 1 master bedroom with bed 160 x 200, 1 children's bedroom with 2 beds 90 x 180, 1 bedroom with bed 140 x 180 and possibility of a cot, high chair.
- Bathroom with bath and Italian shower,
- separate WC

Kitchen equipment: cooking hob, microwave oven, fridge, dishwasher, coffee maker, toaster...

TNT TV, netflix, WIFI fiber internet.
House fully air-conditioned
Washing machine, iron and ironing board, vacuum cleaner and cleaning products

- 1 covered terrace, wrought-iron table and chairs,
- 1 terrace shaded by an arbour, teak table, chairs.

SWIMMING POOL 8.20 X 4.40, equipped with perimeter alarm.

Open garage for 2 cars.

Constraints : No smoking inside. No pets. No parties. Watering of 6 lemon trees 2 times a week.

Extra charge:
- End-of-stay cleaning to be ordered at least 48 hours before departure.
Come and recharge your batteries in the heart of our beautiful region, close to the Ardèche and its canoe trips, just a stone's throw from the Avignon festival and the pretty villages of Provence, famous for their markets.
When you return from your canoe trip, you'll be able to relax by the private swimming pool over an aperitif in our summer lounge.
Formalities, lease and presentation of the many tourist attractions available.
We can arrange arrival and departure times according to our reservations.
Deposit 1500€ by cheque plus a cleaning deposit of 100€.
